Capital Repair Program

One of the pillars of our work at Circle is our Capital Repair Program to bring all 600+ homes into a state-of-good-repair over five years. Thanks to more than $70 Million in funding and financing provided by multiple levels of government, Circle has a once-in-a-generation opportunity to repair and renovate our portfolio with a focus on quality, accessibility, sustainability, and social procurement.

The list of needed repairs and upgrades is long, and some of our Tenants have been waiting a long time, so there’s a sense of urgency to get the work done quickly. At the same time, the funding we have provides us with a rare opportunity to do deeper work that will make the homes more efficient, healthy, and comfortable in the long term.

With this Program, our team has worked hard to balance the needs of now with those of the future, and ensure that we spend our time and funding as efficiently as possible, for maximum benefit.

Two years into the Program, we have already provided high-quality improvements to hundreds of homes, with lots more to come.

 Our capital work so far has covered a wide range of improvements, including:

  • Infrastructure repairs and replacements to roofs, windows, hot water tanks, furnaces, and foundation/waterproofing work.
  • Life-safety items like mould remediations, accessibility ramps, repairs to decks and railings, and exhaust fan installations.
  • Increased energy-efficiency through higher-performing building envelopes, appropriately-sized mechanical systems, and switching to cold climate heat pumps.
  • Updating interior finishes to modern, high-quality materials to make homes feel comfortable and new.
